Period Wood Window Conservation for Downtown LA Building

The period windows of the historic mid-rise at 722 S Broadway were in varied states of disrepair and required significant work. Originally built in 1909 as a Barker Brothers furniture store, the building is now a mixed-use space for office and retail. Kaptive C&P conserved the wood and metal windows by stripping, and patching or replacing them with custom manufactured windows to match the existing ones. 

We stripped all windows using the Quintek dustless blasting system down to the base wood. We then patched and made repairs by replacing wood and glass as needed. The windows were then caulked, primed, and finished with two coats of paint. Glass was replaced with diamond wire mesh glass, as necessary.

To match the period windows on the south end, our Custom Millwork division custom manufactured and installed pivot windows for the north end of the building. We made them from wood wrapped in galvanized metal, and used ¼ inch thick laminated glass. The crown molding was waterproofed, and all required hardware was custom manufactured out of brass. 

We also custom manufactured new pivot windows and frames for the eighth floor Broadway elevation, to match the two windows on the south side of the same floor. These were set in the existing openings, salvaging and reusing existing frame moldings wherever possible.
